A new program to assist first-time homebuyers

Studies show the dream of homeownership is becoming a reality for a growing number of Americans.


For example, according to the 2005 Harvard Joint Center for Housing Studies State of the Nation's Housing Report, minorities are making inroads into all housing market segments across the United States.


This trend is expected to continue with minorities making up a growing share of the homeowner population with each successive generation. "Home-financing options such as this program will allow more people including first-time homebuyers and low - to moderate - income borrowers to do something they have only dreamed about: owning a home," added Cosey.

However, even when you are comfortable with your goals, you must be flexible. Remember there are two parties involved and the other party may present an option that could get you to your goal faster. In real estate there are several ways to achieve the same desire.


2. There are two types of negotiations: Blind and Open.


In a blind negotiation you don't know anything about the other party. You do all the negotiation via an agent or third party and don't meet the sellers. Keep in mind you may be dealing only with the other parties agent and they have their clients interest at heart.


In this type of negotiation your homework is very important. Know the property, know the market, and know values so you are able to negotiate the deal that is best for you, or be able to walk away. Blind negotiations can be handled, but they are a bit more time consuming.


Open negotiations are a bit easier, but require you do be good at your homework. In an open negotiation you may be working with the for sale by owner. In this way you have access to a bit more information.


If during your negotiations you begin having problems on a particular point, such as price, do your homework. Find out why the other party is buying or selling. Knowing the other parties motivation can give you the upper hand. For instance, if you know the seller or buyer needs to move quickly, you will then have a bit more leverage to work with.


What homework will help you in your negotiations?

c. Know the timing aspect of the transaction.

The question we should be asking is, by banning online gambling are we going to make things better or worse?


The answer to that question is simple, banning legalized and regulated online gambling in any form, just makes another way for organized crime to get a hold of peoples money, and then no one but the criminals win.


If you want to keep a child from seeing an R rated movie you do not ban the movie from the theaters do you? No that would be silly you just make sure that people are doing there best to check and verify that no one under 18 gets into see the movie. By banning the movie chances are greater that someone will get a bootleg copy and show it to every kid in the town.


So if you want to keep a child from gambling online then all the online casinos should be regulated and monitored, not banned.


The same goes for terrorists. If you believe terrorist groups are exploiting an unregulated and unmonitored industry such as the online gambling industry, then by regulating it you can see where the money is going and make sure it is not going to fund international terrorist attacks. All that is accomplished by banning it is that the criminals get a stronger grip on the industry.


The ban on online gambling is much like the war on drugs. If marijuana was legalized in the USA crimes related to it would almost go away completely, because it would be sold in stores and it would be controlled, another advantage would be that people would no longer be going to jail for marijuana related charges, this means thousands of less people getting arrested and going to jail every year, which would save us tax money that could be better spent.


By making online gambling in the USA a legalized form of adult entertainment it would also bring in an estimated 1.2 billion dollars in taxes to the American government. This money could be used for schools, police and universal healthcare for all Americans.


This is how you improve society, not by telling people what to do. It is human nature to want what we can not have so the more laws you put in place to stop people from doing something the better the chances are that people are going to do it.


People are just as likely to become addicted to gambling at a regulated casino as an unregulated one, but the difference is that in a regulated casino they will not extend you the amount of credit that will get you into trouble in an illegal casino.

Random drug and alcohol screening is used by many UK companies to deter the use or abuse of illegal drugs and / or alcohol by employees within the workplace. There have been a large number of case studies to demonstrate how effective random screening is in reducing accidents, absenteeism, ill health, litigation, etc, and as a result it is frequently considered to be best practice, especially in safety critical environments.


Even when a business doesn't introduce full random drug testing, they often choose to conduct testing when there is a problem - such as incident or accident based screening or "for cause" testing when there are sufficient grounds to suspect that an employee is not fit to perform their duties due to drink or illegal drugs.

What Size Mortgage Can I Afford?


When shopping for a house, it can be easy to fall in love with the home of your dreams. Be careful, however, that you are aware of how much house you can afford so your dream home isn’t crushed at the lender’s office.


Lenders often talk about qualifying ratios or debt ratios. These numbers can seem a bit mysterious, but a few simple formulas will give you an idea of what size loan you may be able to afford. Although this is helpful to determine a house budget, never rely on these numbers alone when planning a purchase. Consider visiting a lender to get pre-approved for a loan so you know the exact amount you have to work with.


Grab a piece of paper and follow these steps to determine how much you can afford:


1) Determine your monthly gross income (before taxes).


2) Multiply this amount by 0.28. This is your maximum monthly housing expense. (Lenders allow 28% of monthly gross income for housing expenses. This is also known as the front end ratio.)


3) Now multiply your monthly gross income by 0.36. This is the allowance for your long-term monthly expenses. (Many lenders allow 36% of monthly income to go toward long term debt that can’t be paid off in 10 months.)


4) Add up your monthly long-term obligations including child support, auto loans, credit cards, and other payments that can’t be paid off in 10 months.


5) Subtract the total of those obligations from your long-term monthly expenses in step 3. This is your monthly housing expense. (This number is used for the back end ratio, or debt to income ratio, to make sure your total debt does not exceed 36% of your monthly income.)


6) Compare the maximum monthly housing expense from step 2 and your monthly housing expense from step 5 and take the smaller of the two. This is the amount you can afford each month for payment of principal, interest, taxes, and insurance – also called PITI.


The length of the mortgage and interest rates will affect the total dollar amount of the loan, so talking with a lender will give a big picture view of what you can afford. Getting pre-approved for a mortgage will take the guesswork out of deciding a price range for a potential house and reduce stress in the home-buying process.

Overnite adsense success

I remember the day my brother called. We had a six figure success selling on Ebay last year. When you do EBay you learn to spot another eBayer easily in the post office as you wait in line to send your sold goods to the winners of your auctions. Dan had become acquainted with Bryan who was doing 4 times as much as we were on eBay. They talked regularly. This particular day Bryan was explaining that he had put ad sense on his site and was making $200 a day on ad sense alone! He insisted that Dan not waste one day and try ad sense on his site.


I had read some on ad sense but discarded the importance as so much "more work" to be addressed in the next life. I was busy with 111 urls, 3 that were earning money that I was earning ALL my income from. (I work full time from my home selling real products on websites that I have to ship when they are ordered.) EBay was a new adventure, but came to a screeching halt when we ran out of the exclusive product that sold like hotcakes for 18 months.


Dan was emphatic, "Don't let the sun go down, until you have put ad sense on your high traffic website." As it happened one of the 111 urls was getting 3-4000 visitors a day as an information site but I had nothing to sell and was negotiating to sell the site for $10,000 in less than a week.


I made all the mistakes, column ads, flashy colors, 3 ads to the page and made $1550.00 the first month. I was shocked... I found Joel and made some changes, $1800, the next month. Then Google rustled in its cocoon. (Google does a rejuggling of sites quite often and your site may go up or down in the organic search engine that = more or less traffic to your site.) I went down to $390.00 and was very upset.


I wrote Joel, I hired an SEO to kill the traffic virus that was stealing my traffic and sending my ad sense revenue to someone else. I started on 5 of my other sites "pruning, fertilizing and watering" them to be accepted by the Google Lords, oh yeah I put the right google ads and placement on them as well. I have labored many hours to increase my sites with ad sense ads on them and make sure my high traffic site was meeting the SEO requirements. The results are not staggering. But each month my income from ad sense increases. I am back to $800 a month.


My high traffic site makes 75% of my total ad sense revenue. All my other sites combined do not equal 1/2 of the high traffic site visitors each day.


Bottom line no traffic = no ad sense revenue.

Lead by the right example

We’ve all heard that leaders should lead by example; that people pay more attention to our deeds than our words. This is completely true. What is implied by this truth, but not always articulated, is that people will follow whatever example we set.

To be a remarkable leader then, we must make conscious choices to set the right examples – to lead in directions we want people to follow.

The Caterpillars

Processionary caterpillars are an unusual species. They travel one after the other, head to tail in their search for food. It is because of this behavior that Jean Henri Fabre, the French entomologist, conducted an experiment.

He placed processionary caterpillars around the rim of a teacup one after the other in a circle. In the tea cup he placed their favorite foods, inches from their current location.

Through instinct and the strength of habit, the ring of caterpillars circled the teacup for seven days, until they died from exhaustion and starvation. They died with the food they were searching for just inches away. Because of their nature and this arrangement they all assumed someone else was leading.

While we as humans are more insightful, complex and intelligent, our behavior, sadly, often mimics that of the processionary caterpillar.

We follow our leaders and habits blindly, without questioning if our direction will get us where we want to go. If we are leading we often rely too much on instinct and habit. Perhaps worse, if we aren’t the assigned leader don’t think at all, assuming those who are leading are doing it well. Perhaps they are. Or perhaps you are collectively lining your own teacup.

Following blindly is dangerous enough for us as individuals, but can be even more devastating for us as leaders. As leaders we are asked to lead people to a desired future. It is rightly expected of us to do that with good information and a reasoned approach.

The Quick Trip

Many years ago I worked in a business with very difficult economics. There was an opportunity to make a significant sale to a new Customer who happened to be located in Hawaii. As a part of the negotiation for this long term supply of product, they wanted to meet with our General Manager.

Our General Manager flew from San Francisco early one morning, and with the advantage of the time zones, was able to meet with the Customer all day. He then went back to the airport and flew home on the red eye.

He saved some money, no hotel stay, etc. – an important consideration in our tough business climate. But the more important reason for the quickness of his trip was that he wanted to lead by example. He told me later, “It was important for people to know that I went for the business, and not a mini vacation.”

The example he set made a difference for those he led. Through his simple act, people re-focused on ways to improve the business and save money. Steve clearly led by example.

I could give you many other examples – some big and historic and others seldom mentioned – to illustrate the power of a leader’s correct example.

Your task though is to take what you already know, that people follow the actions of leaders and not their words, and use it to your advantage.

Stop today to review the direction you are heading as a leader. Review the choices before you and make the best one, based not on comfort or habit, like the caterpillars, but based on the future result you desire.

Make your choice and step boldly forward in that direction. The combination of bold decision and action aligned with your words will be powerful, and will allow you to move people, and therefore your organization, in the right direction.

The Universal Mind is a sort of collective consciousness. The place where dreams are born. These dreams are invisible and waiting to take physical form.


How do you convert your dreams from the universal mind to the physical realm? By constantly thinking about your dreams with strong emotions and just as importantly - taking action! I am NOT talking about wishful thinking here...you must take action on your dreams!


It helps to have pictures of your dreams and look at them every day. Write your dreams down. Formulate a plan that is specific and with deadlines that will bring your dreams to fruition...and stay the course! “Don’t die with your dreams still inside you” as Dr. Wayne Dyer likes to say.


That is why I firmly believe you should pursue ventures you have a passion for...then you will find it easier to attach strong positive emotions to your thoughts and dreams.

Fha loans look strong

We take long-term mortgages for granted today, but it wasn't always that way. Long ago it was likely that if you financed a home you borrowed money with a five-year "term" mortgage -- and even then you needed 50 percent down. When the five years was up, you went and got a replacement loan.


But term loans have a built-in problem: They're not always available, especially if people lose jobs or if home values decline. That was a common situation after the Great Depression, but in 1934 the newly-formed Federal Housing Administration (FHA) began offering long-term mortgage loans insured by the federal government. The result was that millions of people could get long-term mortgages with little down that would allow them to ride-out tough times.


Today the FHA mortgage program remains an important option -- more than 555,000 FHA loans were originated in 2005. That's a big number, but it's a lot less that the 827,000 FHA loans started in 2004 or the 1.53 million originated in 2003.


Whatever the numbers, if you're a first-time buyer or someone looking for liberal qualification standards, the FHA program is worth considering. And given coming changes in the lending industry, it's likely that we'll see a lot more FHA loans in 2006 and beyond.


Under the FHA program you can buy with as little as 3 percent down. That's 97-percent financing, a good deal by traditional standards though it's fair to point out that 100-percent financing is now widely available. However, the 3-percent downpayment can be in the form of a gift or grant -- in fact for the past decade the FHA has even allowed couples to establish a "bridal registry" where friends and relatives can contribute to a downpayment fund.


In addition, the FHA program also allows owners to kick-in a "seller contribution" of 1 percent to as much as 6 percent of the sale amount. While you can bet that most sellers will not joyously give up money to help purchasers, in a buyer's market a seller's contribution might be the difference between "sold" and stilled listed.


To qualify for a mortgage lenders look at your monthly income and expenses. For a conventional loan the guidelines might allow you to spend 28 percent of your gross monthly income on housing costs such as mortgage interest, principal, property taxes and home insurance (PITI). In addition, loan guidelines might allow you to spend 36 percent on PITI plus other monthly debts such as credit card bills and auto loan payments.


With FHA fixed-rate financing the usual ratios are 31/43 -- liberal standards that will allow borrowers to get more financing than with conventional loans. FHA also offers an "energy efficient mortgage" or EEM. If you have an energy-efficient home the FHA believes you'll have lower utility costs so there's more money in the till each month for mortgage payments. The FHA guidelines allow for 33/45 ratios with EEM financing.


There are, however, some complications with FHA mortgage financing.


Under the FHA program you're buying with little down. This is possible because FHA insures the loan and you pay an insurance premium. The premium is equal to 1.5 percent of the sale price at closing (an amount which can be financed) and .5 percent per year for the outstanding loan balance. In other words, if you can buy with 20 percent down or with 80-10-10 financing you may want to skip the FHA program and avoid the insurance fees.


FHA also has a complex set of loans limits which means there may not be enough loan money to buy a property.


For instance, this year the conventional loan limit for single-family homes in the continental U. S. is $417,000. By law, the maximum FHA mortgage is 87 percent of the conventional loan limit, or $362,790 in 2006. However, this upper loan figure is only available in high-cost areas -- and in many high-costs areas FHA loans are simply insufficient to acquire typical homes.


If you live in a community with less expensive housing it's likely that the amount you can borrow under the FHA program will be lower. Larger FHA loans are available for two-, three - and four-unit properties, providing at least one unit is owner-occupied. Your mortgage lender can explain the amount of FHA financing available in your community for the type of property you want to purchase.


For the past few years there has been another factor which has made FHA loans less attractive than some other forms of financing, a factor which may go far to explain the loan's declining popularity.


Beginning in 1998, the FHA started something called the Homebuyer Protection Plan. The idea was to have appraisers examine homes for physical defects -- not a bad thought except that appraisers are qualified as not professional home inspectors.


Many homeowners thought they might save money because an FHA appraisal under the so-called protection plan sure sounded like a home inspection. It wasn't, but as a result many buyers decided not to get their property checked by a professional inspector.


HUD said that FHA appraisers who did not meet its requirements could be prosecuted under the federal False Claims Act. The appraisers then did what sensible people do: They raised their rates because of the new requirements or refused to appraise homes for FHA borrowers. Lenders, in turn, began advising borrowers to try other programs if only because it was easier to find an appraiser.


The HUD effort was not adopted by conventional lenders or the Department of Veterans Affairs. And one home approved for FHA financing in Detroit was found to have 181 building code violations -- perhaps not a world record but so embarrassing that HUD bought back the property from the owners.


On December 19th last year, HUD announced that appraisers would no longer be responsible for reporting "cosmetic defects, minor defects or normal wear and tear" including such things as leaky faucets, soiled carpeting, poor workmanship or trash in the crawl space.


What the new HUD appraisal standards really mean is this: If you want to buy a home with FHA financing, that's great -- just make sure you get both an appraisal and a professional home inspection. The appraiser can establish the value of the property and the inspector will check the property to determine its current physical condition.


This is as it should be for all homes and all forms of financing. An appraisal is simply not a home inspection and buyers are well-served getting both.


As to FHA loans, without needless and sticky appraisal standards you'll see more of them in 2006. An inherently good loan is once-again available to borrowers on increasingly-competitive terms.

Thailand extends south into the Kra Isthmus, providing for extensive coastline and some of the most filmed beaches in the world. Phuket is the most famous resort island, but more rewarding is a trip to one of the smaller and less commercialized areas. Ko Tao is of particular interest for scuba divers, while Ko Pha Ngan has become famous among younger travelers for its regular full moon festivals held all night on the sparkling shores.
