Choosing a real estate agent

The ideal agent is not always the one with the most sales under his or her belt, or the most years on the job. The ideal agent is one who listens to you, is easy to get along with, and has the tools and skills to address your unique situation.


Every home buyer is different. Some have credit issues. Some are buying from out of state. Some need help selling their current home in addition to buying a new one. Just as buyers have different needs, real estate agents have different skills and specialties.


Here's how to find the agent who's right for you:


1. Ask friends and family for agent referrals.


Nobody knows you as well as your friends and family do. So they're often in the best position to recommend an agent who is well-suited for your needs. You can also trust a referral from friends or family more than one that comes from a stranger.


2. Talk to multiple agents.


I once saw a statistic that 84% of home buyers choose the first real estate agent they contact. This means one of two things. Either most people are choosing wisely the first time, or they're just rushing into things without shopping around. Probably a little of both.


You don't have to exhaust yourself interviewing agent after agent, but at least talk with two or three to see who you're most comfortable with (which leads to the next point).


3. Consider the vibe factor.


Professional expertise is an important criterion when choosing a real estate agent. But interpersonal skills are equally important. After all, you'll be working with this person anywhere from 2 to 12 months, so it helps to get along with them. We all have unique personalities, and that's the way it should be. But when working with someone professionally, if helps if their personality "meshes" well with your own.


4. Ask how they hunt.


When deciding on a real estate agent, ask how they search for homes. Some agents have their own preferred listings that they favor. But you want what's best for you, not what's best for your agent. You're paying them, right? So make sure the agent is willing to search high and low to find the best home for you. That includes using the Multiple Listing Service (MLS) as well as their own personal network.


5. Read paperwork carefully.


This advice is heavily used for a reason. It's critical that you examine all documents during the home buying process, and that includes your agent agreement. At some point during the relationship, your agent will probably ask you to sign an agent agreement. Basically, it just means that if the agent shows you a particular property, your purchase of the property should be credited to that agent. In most cases it's a simple, standard document – just be sure to read it carefully and ask questions.

After WWII, auto racing enthusiasts introduced new technologies and materials to every aspect of race cars to reduce weight and improve speed and handling. One of those improvements, ‘mag wheels’ remains in the vernacular to this day.


Halibrand magnesium wheels carried every car that won the Indy 500 from 1946 to 1963. Those early wheels were made of magnesium, which was far lighter than steel, and a even third lighter than aluminum. An empty house is a cleaner looking house is a more attractive house. You don’t want your perspective buyer opening a closet and having a bowling ball fall on their head, do you?


Make a killing on said clutter. One option is to simply move your personal items to your new home and create instant clutter there. That’s the way of the pack rat. Or, you could sell what you no longer need and turn a quick profit. That’s the way of the fat cat.


If you choose wisely—the latter option—be sure not to hold your garage sale on the same days as your open houses. Neighbors in their undershirts and jeans on your front lawn do make for a great sales ploy. Instead, it makes you look desperate and could hurt you come negotiations. Schedule your yard sale on separate days.


Better yet, sell your goods online. Classified Web sites allow you to negotiate with potential buyers, get the best rates for your stuff, and ship it off at your own convenience. And it’s all accomplished on your own time, inside your own home (where you can wear your undershirt and jeans and no one will care).


Take a deep breath. Lastly, never let the home-selling experience overwhelm you. Sure, there are a load of responsibilities to take care of. But that is what your real estate agent is there for. They handle all of the grunt work. They do all of the hard talking with the buyer. They make all the follow-up calls. And they showcase your home for you. Your job is just to smile, be polite, and answer the buyer’s questions if they come up.

The art of tropical living

In the 1960's all local houses consisted of very basic constructions, foreigners rented rooms in family inns (losmen). Shortly after trendy Sanur was the first area that attracted more sophisticated buildings, usually under supervision of western designers and architects.


Around 1980 the situation started to be influenced strongly by western business people that came to Bali frequently enough to build their own house. These houses and villas somehow took some traditional Balinese essentials to blend with imported Western standards. Although there was suddenly the comfort of a western bathroom, the bottom line was usually a lack of professional competence in an overall architectural context.


Starting around 1990 the present situation started to emerge: Elements of Balinese architecture like thatched materials for the roof or carved doors are used in a modern context and in combination with the Western tradition of comfortable furniture and furnishings.


That is not a general evolution of the "Bali style" it is rather used as reinterpretation in a decorative and usually aesthetic way. Many Westerners have build their Balinese dream home based on a mixture of Western comfort and Asian styles.


The indoor-outdoor living style is dominant to express the best possibilities the tropical climate has to offer. Natural materials used are wood, alang-alang, bamboo, stone, glass and ceramics.


The traditional Balinese way to construct buildings followed very strict rules of shapes and sizes, also positioning and orientation was absolutely predetermined. Constructing a building is guided by religious motives not by practical or designer aesthetics. Therefore it is originally not an art form but religious ritual.


The latest development is however an extracting of Balinese designs to merge with new international styles in an artistic way, giving birth to a new Bali style.


Now designers are getting creative in an unpreceded way to redefine this so typical local art of tropical living in a new, internationally valid way that possibly will set the trend for years to come.

What is web 2.0

What is Web 2.0?


There has been a lot of chatter lately about Web 2.0, as if the Internet is a versioned software application.


So what is Web 2.0? Simply put, Web 2.0 is a perceived transition of the web to web applications. Web 2.0 is the next generation of technology solutions where interactive content is the norm. There is no agreement on exactly what Web 2.0 means, depending on who you are speaking with, you may receive different explanations. At it's heart, Web 2.0 is about the maturity of the Web and businesses that are thriving online. While many refer to Web 2.0 as companies that employ powerful web technologies, the key components of the new web are said to include: the web as a platform, collaboration, and syndication.


The Evolution of the Internet


The commercial web began as static html pages, and has progressed to well established sites created from content management systems. Most large websites contain dynamic content that is constantly changing, often the information provided is interactive or user specific. Amazon's recommended products is an excellent example of the future, where web surfers receive personalized content based on their past surfing habits.


Web 2.0 is said to be the technological evolution. O'Reilly indicates that the dot-com bubble burst signified the beginning of Web 2.0 and a new generation of technology applications. The shakeout from the dot-com collapse pre-empted the technological revolution of Web 2.0. The dot-com companies that had survived the collapse seemed to have a few things in common. The first primary principle that the Web 2.0 companies share is that they use the power of the web to collaborate and grow. O'Reilly further defines Web 2.0 as a set of core principles and practices, with the primary principle being a thought process that the web is a platform.


Web 2.0 companies are said to not be constrained by traditional business models and philosophies. The hidden web, which is a fancy way of saying the technology behind the content that the web surfer sees, is becoming more and more powerful. Scripting languages that allow webmasters to employ technology and interact with users based on personal decisions or responses has personalized the Internet. While O'Reilly clearly outlines elements and components of Web 2.0, I think the general meaning that Web 2.0 is synonymous with the new generation of the Web.


While the techie types "got it", many casual web surfers have not grasped the fact that the Internet is not versioned software. Which in effect has meant that Web 2.0's meaning is limited to the evolution of the Internet and online business. Whether that means personalized content and user choice, or dynamically generated content that is ranked by weighing the websites popularity, the Internet is growing up.

Should outside cats use a collar

Most cat owners find themselves in a quandary over whether or not to use a cat collar on their outdoor cats. The debate still reigns over the pros and cons of outfitting an outside cat with a collar, but many veterinarians and cat experts agree that collars are the best way to go. However, before you decide, take a look at these pros and cons:


Pros:


• Cat collars can hold identification and registration tags. This is critical in case your outdoor cat becomes lost or is picked up by a concerned individual. Also, collars can hold bells or other noise generating items to scare away potential prey.


• Many cat collars are equipped with reflective material. Whether the collar is made completely out of reflective material or only contains a small strip, this will help your cat to become more visible in the dark. Cats, especially those of dark color, can become invisible at night, which is a potentially dangerous situation.


Cons:


• Cat collars can easily snag and cause your cat to become hung or stuck on branches, fences, or anything else in the great outdoors. Some cats have actually been strangled when their collar has gotten caught and cut off the animal’s air supply.


• Your cat may not be comfortable wearing a collar or the collar may be too heavy for the animal.


Given these pros and cons, consider choosing a collar that will maximize the positives and minimize the negatives. For example, there are many collars on the market that are specially designed to break away or unclasp when the cat is hung. These collars are considered strangle-proof and release when approximately seven pounds of pressure is applied. This way, the cat can break him—or her—self free from any snare.


Furthermore, there are many different types of collars on the market. Bring your feline friend with you to the local pet-friendly pet store and try on several different types of collars until you find one that best fits. Lost your job - how to keep your insurance coverage

In this day when companies are facing layoffs, buyouts, and other financial difficulties, it may be difficult to hold on to a good health insurance policy. Thanks to the government, however, there has been a couple of programs that will allow you to keep the same coverage you had before your situation changed - if you act soon enough. Here are some things you need to know about the COBRA program that could enable you to enjoy the same health insurance coverage you had.


COBRA, which stands for the Consolidated Omnibus Budget Reconciliation Act, enables you to keep the same coverage for up to 18 months. In some cases, this time period may be extended for an even longer period of time for dependents.


Qualifying Events


In order to qualify for this program, participants have to meet certain qualifications. The good news is that the conditions for COBRA are rather lenient. If you were an employee, and are now out of work, you may qualify - even if you were fired, or laid off. The exception is if you were extremely negligent in your duties, or performed some act of misconduct that got you fired.


Other qualifying situations may occur in the event of a divorce or the death of the employee. Sometimes there may also be a separation involved, or the employee may retire, or go on Medicare. In cases like this the coverage may be extended for periods up to 36 months. One situation, however, where coverage will not be given, is in the event that the company goes out of business. In that event, though, you may still be able to get your health insurance coverage through HIPAA.


Application Time Is Limited


After a qualifying event occurs, you need to act rather fast because there is not a lot of time given in which you need to apply for the COBRA program. You must act within 30 days of the event by informing the insurance plan administrator (the employer) of your intent to continue the coverage. It is best that you do it in writing - for your own records. After you notify them, they will send you a letter within 14 days, and then you have up to 60 days to decide if you will accept the COBRA coverage.


The Premiums


While you are able to continue the coverage that you had prior to the event, there is a major difference that also takes place. Whereas the employer paid a part of the premiums previously - now it becomes entirely up to you to meet the full price. So, there may be a little sticker shock, because it will not be cheap. Since group insurance is usually much less expensive, you may be surprised at just how much the employer was paying.

One of the great benefits of using the COBRA health insurance coverage is that there most likely will not be any preexisting conditions given since you were already covered before. This means that your coverage continues without any hitches – hopefully, and you can then continue to enjoy what you had before.

The way this works is that the drinking-water employees walk through the streets of Guanajuato screaming all the livelong day, “Agua…agua…agua”. They punctuate the end of their musical-like screeching with the name of their company so you, the customer, will know whether you should run naked from the shower, sopping wet, to the nearest window to scream back, “A-G-U-A!”


So, picture this, if you will:


You are in the shower. You have just covered your body with a thick, foamy layer of soap. You are so white you look like a polar bear walking on its hind legs. In addition, you look like a polar bear walking on its hind legs that is also blind. This is because you have just lathered your hair with shampoo and you cannot see for fear of the searing, burning pain that will certainly ensue should you open your eyes even for God.


You are down to your last three ounces of bottled water and are in the shower when you hear the plaintiff screech coming from the alley,


“Agua…agua…agua Purificada!!” (Purficada is the name of one of the two companies.)


You go tearing out of the shower looking very frightening. You do this because you know that if you do not get to the nearest window and begin what sounds like a mating call between two torridly-in-love beasts, then you will lose out on getting water.


The result of any hesitation on your part will most likely result in not getting water—period!


Now let me extrapolate on this, with your permission.


The bottled-water guys never come two days in a row. The Apocalypse could be in mid-Apocalyptic frenzy and these guys will never, for love or money, come two days in a row to give you water during the Mother of all Wars. What I am saying is that they could come on a Monday, and if you do not load up on bottles of water then, you could be looking forward to dehydration as the mode of your imminent death.


Not only that, they may not even return to your neighborhood for weeks on end. For reasons known only to the employees of these two water companies, they simply do not engage in any sort of regular or predictable route. No one in this country, from “sea to shining sea” (from the Gulf of Mexico to the Pacific Ocean) knows why!


Here are some suggestions as to why they do not come—ever—to your house more than two days in a row.


They:


1. Forget about you completely and figure that you moved or died.


2. Have some sort of passive-aggressive fit, “How dare them not scream back at me when I went to all this trouble to sing the agua love song to them from the alley…I will show them! Grrrr!”


3. Do not keep records mentally or on paper when someone last ordered water.


4. Make the assumption that you are getting your water some other way.


I do not know.


But, the point is, unless you have a car, and have the strength of Hercules, you cannot pop down to the store and get some water. These bottles are enormously heavy.


So, the next option is: USE THE TELEPHONE.


At the writing of these words, I have called five times and sent two emails to the company, “Agua Purficada”. Three and a half days later, they still haven’t shown up.


With each phone call, I have encountered someone who sounds sympathetic and like they actually care about the urgency that I feel because my life is ebbing away from lack of water. They promise that they will send someone who will be at my door in an hour. I am sitting here in mid-evening almost four days later with no water.


If you are going to live in this country, you will have to get used to this happening all the time, in all aspects of life here. There is nothing you can do about it. The bottled water company will bring you water when and if they think you need some water. That is the only thing I can tell you that makes any sense.


The horrible thing is that if you were Mexican, this would not happen to you. I realize what I am implying here but it is the sad truth. And mind you, I can speak the language. It is not a language barrier issue. I can communicate clearly, in Spanish, that I need water, where I live, and can’t you hurry I am dying here!


I immediately called my Mexican friends in town. They told me that they get water within minutes of making ONE phone call. Count it—ONE! I have made five calls and sent emails and I have nothing to show for it. One Mexican friend even asked me to repeat to her what I said to the water people. She said that should have done it, but alas, it did not.

Even if you are fully supplied with water, and hear the water guy coming, buy another bottle or two. Always have three full bottles in reserve! Always!

The mcdonaldization of business

In business, everyone has a role… or at least they ought to.


A few years ago, I was working as a sub-contractor with a Virtual Bookkeeping company and I was searching for some deeper understanding of our respective roles. I discovered a great little book by Michael Gerber – The E-Myth.


The E-Myth is an easy read and yet the information that Gerber shares is pivotal to anyone who runs a business. In the book Gerber explains why so many small businesses fail to grow, and where they stumble when they try to grow. Gerber explains that for your business to grow you need to have three essential roles filled – that of a technician, a manager, and an entrepreneur. Most small business owners attempt to fill each of those roles themselves. The trouble is, many small business owners are not capable of being all three – in fact, few people are.


The challenge then is recognizing which of the three you are and bringing in people to your team who can fill the other roles.


Let's quickly define each role:


The technician is the doer and builder in the business. The one who performs the tasks that are laid out by others. Most often, this is the role that can easily be outsourced.


The manager is the one who keeps track of people (the technicians), projects and details. They are typically extraordinarily good with people and exceptional planners. They don't perform the tasks of the business, they manage the people that do and keep them on track and on project.


And finally, the entrepreneur is the one who always has his / her eye on the future. They are the ones who dictate the growth and direction of the business. They are the visionaries and the dreamers. They constantly live 3-6 months in the future - always a step or two ahead of the day-to-day operations.


Every business owner starts in the technician's phase in the infancy of their business. They wear all the hats. They are the ones who are doing the work! They are the "business!" But if they are the business, they haven't really created a business at all, they have created a job for themselves!


According to Gerber, the role of the business owner is really quite different. Gerber's thesis is that every business owner should move from the role of technician to that of manager (getting some help in the adolescence of their business growth) and maturing to that of entrepreneur - the visionary. The role of the business owner is to create a business that works independently of himself or herself.


The key to successful growth and the creation of a business rather than a job is systemizing the business. Gerber uses the model of the McDonald's franchise to illustrate his strategies.


There are three kinds of systems in a business: the hard systems, the soft systems and the information systems. The hard systems refer to all those in your business that are inanimate and has no life. The soft systems refer to all those that could be living or inanimate. The information systems are everything else in the business that provides you with data relating to how the two earlier systems interact.


Systems are key to being able to fill the different roles in the business and replicating the knowledge and expertise of the business owner so that consistent quality and delivery of service is offered once the business runs independently of the active involvement of the business owner.


Gerber's book goes into much greater depth than the brief synopsis provided here. If you are struggling to get your business off the ground – or you are on track for growth and not struggling yet – I strongly recommend The E-Myth.


Advantage Exercise: Find Your Primary Aim


In The E-Myth, Michael Gerber encourages everyone to define their Primary Aim. Gerber believes (as do I) that you need to think of your business as a way of getting more from your life. Obviously in order to do that you need to know the purpose of your life, or have a vision of who you want to be and the kind of life you want to lead. Gerber describes this as your primary aim.


The Primary Aim statement is a short, concise description of that state of being, which you can reference as a benchmark when you are at your best and when you are not quite where you need to be.


In other words, once you’ve established your primary aim, you can then ask yourself whether your business' aim serves your aim, whether the work you’re currently doing allows you to fulfill your aim, whether your company is a place where you can grow and experience yourself becoming the person you want to be.


Answering these questions will help you determine your Primary Aim:


What Don’t I Want? — Make a list of all the things (material & emotional) that you don’t want in your life. This could be anything from stress and a negative environment to an office in a cubbyhole.


What Do I Want? — Make a list of all the things (material, monetary, and emotional) that you do want in your life. Create a picture of your ideal life.


What's Most Important To Me? — Prioritize the items you placed on both lists above. Identify the top five items on each list.


Create Your Primary Aim — Summarize what you want your life to be about. If you're having trouble creating a statement that resonates with you, imagine the end of your rich and fulfilling life. What do you hope people will say about you as they eulogize you. This exercise, though difficult, will help you find a single sentence or a few words that describes how you’d like your life to be.

Hustle while you wait

Everything comes to those who hustle while they wait - Thomas Edison


Thomas A. Edison was one of the most prolific inventors of all time. His inventions continue to shape our daily lives decades after his death in 1931. He fundamentally changed our lives by giving us indoor lighting, records, movies, batteries, and hundreds of other objects we have come to believe we can’t live without. He patented over 1,000 objects during his life. His advice to “hustle” while you wait gives us some insight into how he became a legend.


Many people who dream of changing their lives are in a “waiting” time in their lives. For financial or personal reasons they are not yet able to leave their current jobs, move to their preferred geographical area, or start that business they dream of. During these waiting times you can do much to lay the foundation for your dreams. Here are some ideas that can get you started as you begin to move towards a life you compose rather than one you fell into:


*Research your dream job or business. Learn all that you can about it. You can easily become an expert about any topic in 3-6 months. Read, search the web, interview people who already work in the field, and do all that you can to learn about the history, trends and topics that are important in your field. When the time comes to move forward, you will have a solid knowledge base.


*Develop your network. Meet others who are in your chosen field. Nothing leads to success faster than having a solid support network in place. Don’t fear competition, just meet as many people as you can in that field. This networking will help you understand what it takes to succeed and give you the support you need to make those first steps. Nothing increases learning faster than having a mentor who can show you the way. You will increase your confidence and your learning pace, and you may even get “lucky” and find a job or your first client.


*Lay the groundwork. Write your business plan. Draft a press release. Outline your book. Learn how to design web pages. Any progress is movement forward and that momentum can help propel you towards the life of your dreams. As you develop skills and create the platform for your new life, new ideas and opportunities will come your way.


No matter where you are in developing the life of your dreams, you can “hustle” while you wait. Even if you have no idea what you want yet, you can create a foundation that will support your new life. No effort is wasted. The skills and knowledge you gain will fit into your new life in some way.


As I searched for my dream and mission I researched dozens of topics. I am consistently amazed at how many of those “dead ends” have helped me to develop my current business. Learning how to edit, write copy, design web pages, research, and even cook have all helped me to build a stronger foundation for my roles as a life coach and infertility coach. Don’t wait for the perfect time to arrive, begin today to move forward and the universe will meet you with more opportunities than you can now imagine.

New requirements for travelers entering the united states

Travelers to and from the Caribbean, Bermuda, Panama, Mexico and Canada will be required to have a passport to enter or re-enter the United States. This is a change from prior travel requirements and will affect all United States citizens entering the United States from countries within the Western Hemisphere.


This new requirement will also affect certain foreign nationals who currently are not required to present a passport to travel to the United States. Most Canadian citizens, citizens of the British Overseas Territory of Bermuda, and to a lesser degree, Mexican citizens will be affected by the implementation of this requirement. Essentially, you must have a passport if you wish to enter the United States, even if you are a U. S. citizen.


When It Goes Into Effect


The travel initiative requirements will be rolled out in phases. The proposed implementation timeline is as follows:


1. December 31, 2005 – Passport required for all travel to or from the Caribbean, Bermuda, Central and South America.


2. December 31, 2006 – Passport required for all air and sea travel to or from Mexico and Canada.


3. December 31, 2007 – Passport required for all air, sea and land border crossings.


How Do I get a passport?


U. S. citizens may visit the Passport section of the State Department web site [state. gov] for information on how to apply for a U. S. passport. You should allow yourself a sufficient amount of time to apply and receive your passport in advance of travel. Current processing time estimates are 6 to 8 weeks.

The amazing health benefits of omega-3 fatty acids

Steroid use in sports is banned

There are vague references of steroid use in sports in the 1936 Berlin Olympics where the German Olympic team is believed to have taken oral testosterone preparations. The World Weightlifting Championships of 1950s are widely known for Soviets weightlifter’s steroid use in sports of weightlifting. According to reports, the team physician for the United States, Dr. John Ziegler was told by the Soviet team’s doctor that their term was getting testosterone jabs, which helped them, perform powerfully.


Dr. Ziegler developed "Methandrostenolone" or Dianabol with the help of Ciba pharmaceutical company; this made the US dominate in the 1962 World Championships. The Dianabol is said to be the first anabolic steroid in sports history. The Dianabol steroid use in sports began rising in the 1960s and 1970s. It became common dietary intake of sports persons. Bodybuilders, weightlifters, football players, and Olympic athletes started the steroid use in sports. It is said that Dr. Zeiglerґs little blue Dianabol pills helped Arnold Schwarzenegger to win his first of seven Mr. Olympia titles.


The steroid use in sports is pronounced as unethical and illegal. FIFA, Union Cycliste Internationale (cycling), and International Olympic Committee banned the steroid use in sports in 1966-67. These sports agencies have been following strict policies on steroid use in sports. Yet, there are a number of cases of steroid use in sports. Tom Simpson during the 1967 Tour de France was found taking amphetamines. Canadian sprinter Ben Johnson was tested taking stanozolol, Dianabol, Cypionate, Furazabol, and human growth hormone that helped him win 100 m at the 1988 Summer Olympics, but Ben Johnson had to lose his title because of these drugs. The entire Festina team was excluded from the Tour de France after they were found taking performance-enhancing drugs in 1998.


The wide spread steroid use in sports led to the creation of the World Anti-Doping Agency in 1999 to sternly deal with the problem of steroid use in sports. The California's Bay Area Laboratory Co-operative (BALCO) was found guilty of steroid distribution and money laundering in July 2005. The athletes & sports persons implicated or accused in BALCO steroid use in sports scandal include Dwain Chambers, C. J. Hunter, Marion Jones, Tim Montgomery, and baseball players, such as Barry Bonds, Jason Giambi, Gary Sheffield, and several members of the Oakland Raiders. The 2006 book Game of Shadows written by Mark Fainaru-Wada and Lance Williams, reporters for the San Francisco Chronicle, exposes several baseball stars, such as Barry Bonds, who has been hugely using steroids in sports.


The 2006 Tour de France winner Floyd Landis was stripped off his titles when he was tested positive for an elevated testosterone/epitestosterone. The American Olympic and world 100-meter champion, Justin Gatlin failed a drug test on July 29, 2006. However, Gatlin said, “I cannot account for these results, because I have never knowingly used any banned substance or authorised anyone to administer such a substance to me.” Gatlin was tested positive for using "testosterone or its precursor.” Gatlin was coached by Trevor Graham, and 8 of the athletes coached by Graham were tested positive or received bans for performance enhancing drugs. Graham however blamed massage therapist, Christopher Whetstine, for rubbing a creme with testosterone onto Gatlin without his knowledge. On August 22, 2006, an eight year ban was slapped on Gatlin for steroid use in sports.


Ten things that loose you credibility as web designers

1) A hit counter


Is it 1998? Why do you need one? Many clients want some way to track their visitors or see how many unique visits they have. Do them a favor and don't use a CGI or visible hot counter. The world uses invisible tracking now. Google analytics is free and incredibly useful. Give them access to that. Educate your client if this is a problem. You're the web designer.


2) Black backgrounds


Black backgrounds can be pulled off really only by professional designers. If you are one, great for you, if not, stick to white or a brighter color. And for the love of God, don't place a dark text on a dark background. Use your common sense. Educate your client if this is a problem. You're the web designer.


3) Background Music


If I want to listen to music, I have my own, and I have my own player. Visitors to a website are there for a reason. To find what they are looking for. Do not intrude on that. Your job is to make that information available and present it in the most appealing way. You are a web designer, not a DJ. If I’m listening to music while browsing, I don't want yours overlaid. It's very annoying. Educate your client if this is a problem. You're the web designer.


4) Pointless JavaScript


Disabling right click has no purpose apart from annoying people and making you look unprofessional. Avoid using pointless free JavaScript widgets just for the sake of it. Scrolling text in the status bar. If you want to present information, present it on the page. Educate your client if this is a problem. You're the web designer.


5) Spelling and Grammar


How difficult is it to run a spell check? We all make mistakes. We're human after all. Even the spell checkers make mistakes. But chronic misspellings and poor grammar just makes you look stupid.


6) Banners And Ads


By all means use them, but not too many/only if your site is established. CPM advertising can be a great way to earn revenue, but plastering every pixel of screen real estate with banners and ads makes you look like you’re just in it for the money. Maybe you are, but have at least some decent content to justify it. Adsense and other contextual advertising should HELP your users. Remember that. Popups on landing pages just annoy people.


7) Overuse Of Flashy Graphics


If I want flashing and colorful lights, Ill go to a disco. Once, twice or even three times and it has my attention. That’s enough.


8) Flash Splash Pages


Does anyone really need to see your 3 minute graphics presentation? Probably not. If you are trying to show off, let a visitor choose if they want to see it. If you MUST show a flash splash screen, at least give the option to skip it.


9) Asking users to join before viewing content or a forum


This one really grinds my gears. If you have a forum or have useful content, show it. Do not make members sign up to view it. They should only sign up to post/reply/contribute. Limiting viewing of content will drive visitors away in droves.


10) Browser Dependence


Dont make your website "Designed for Internet Explorer" or any other browser. Make it accessible and cross browser compatible. Why on earth would you or your client want to exclude anyone? Use your brain. Educate your client if this is a problem. You're the web designer.

Life advice a lost friend speaks

When my friend sensed that in a few weeks the light of life was about to be extinguished, and that there was no more hope for him, he called me to his side and said, "If only I had lived my life differently, I might not have felt such an emptiness now. Promise me," he caught my hand, "Promise me that you won't make the same mistake." And when I asked him what mistakes, he asked me to get a pen and paper and to jot down his last words. Here they are in condensed form:


1) Talk less; listen more.


2) Listen to your grandfather's stories about his youth. When he's gone, you will relive the bond through these memories.


3) Invite friend over for a snack or dinner even if the house is a mess.


4) Eat popcorn in the living room even though its messy.


5) Invite the friends who have children home. Don't worry about their children creating a mess.


6) Sit on the grass even though it dirties your pants.


7) Never buy something just because it lasts for a long time or because it is practical.


8) Stay in bed and at home when sick and stop pretending that the world cannot go one without me for a day.


9) Light up the wonderfully crafted candles and let them burn out. Better this than they accumulate dust in the closet.


10) Share life's responsibilities with a partner, not only expenses.


11) (Meant for Women) Instead of waiting for the pregnancy to get over, cherish each moment in your heart. Understand that the life in you is the only chance you will get to help god create magic.


12) Let your children hug and kiss you whenever they wish to. Don't stop them by saying things like: later, go wash your hands first, we have to eat dinner.


13) Say the following two phrases as often as possible: "I love you" and "I am sorry."


14) Stop worrying about who loves or and who doesn't or about what others have or don't have.


15) Cherish all personal human relations.


16) Play with a pet every day. Laugh and run with it and take part in all its antics.

How to get the best cut for your face shape

Have you ever went to the salon, hairstyle magazine in hand, hoping to have your locks transformed into the latest trend featured on the front page only to have your stylist tell you that you do not have the right shaped face to wear the style, or, worse yet, your stylist puts that exact haircut on you, but you look nothing like the model wearing the cut in the magazine?


We’ve all had horrible experiences in the stylist chair. Most of the time they are not technical errors, but errors when it comes to choosing the right style to compliment our facial structure and build.


When choosing the perfect hairstyle for your unique look, stylists should take into account your build. For example, close cropped styles would not suit a person with a large frame, nor would a full-bodied style compliment a person with a small frame. Stylists also should look at your face shape when choosing the best look for you. There are five basic face shapes: oval, heart, round, square and triangular.


All of these shapes can be beautiful, but one is ideal: oval. No matter what shaped face you have, achieving the perfect look involves picking the right cut or style that will make your face appear more oval.


Oval face shapes are identified by the perfect symmetry of certain facial features, such as the distance from the hairline to the bridge of the nose (between the eyes), from the bridge of the nose to the lips, and from the lips to the bottom of the chin. If your face is oval shaped, you can consider yourself to be very lucky. This shape is the only one that is complimented by almost every hairstyle imaginable.


Heart shaped faces are usually broader through the forehead and taper to a point at the chin. You can make this shaped face appear more oval by positioning the weight of the haircut at chin level, or by wearing bangs in shorter styles. Keep in mind that the goal is to minimize the forehead and to bring prominence to the chin.


Round faces are just that: round. They have wide cheekbones and are usually smaller through the forehead and chin. The goal here is to minimize the cheekbones. Styles with height in the bang and sides cut toward the face usually work best.


Square faces have a bold forehead and an angular jaw line. Styles with soft edges, and a great deal of texture directed toward the face really suit this shape. A straight, sleek style would only serve to accent the angular lines of the face.


Triangular shaped faces are angular at the jaw line, but narrow through the forehead. They can be treated much the same way that square faces are treated, with one exception; more height and fullness is needed throughout the crown and bang areas to make this section of the face appear larger.

This died is based on the succesion of three phases:

This first stage is the most difficult.

As soon as you enter New Jersey, you will soon start feeling the effects of the looming New York City destination. A lot of hotels and slightly shady establishments will start appearing in your way, as you get closer to New York. And if you go even further you will see one of the greatest sights in the globe: the Manhattan skyline. Getting nearer the city you will start appreciating the surrealism of the buildings as if they were planted in the ocean and were growing skywards like a tree would do. If you make your own vacation plan do not forget including New York City at night because of its glowing magnificence.

One reason men are not able to shoot their ejaculate

There are two reasons most men don’t naturally shoot their ejaculate. I’ll discuss one of those reasons in this article.


The first reason is because of the type of stimulation most men use to achieve orgasm.


A man has two primary approaches to stimulating himself to orgasm. The first, and most common approach, is focused on prostrate stimulation. The concept of “pounding” a woman during intercourse is nothing more than a man stimulating his prostrate.


The second approach to stimulation is focused on penis-head stimulation.


When a man is engaged in sexual intercourse, these two types of stimulation are usually blended together resulting in maximum pleasure. (This accounts for why most men are interested in intercourse over masturbation.)


When masturbating, the vast majority of men achieve orgasm primarily from prostrate stimulation – even though most of them don’t directly stimulate their prostrate.


What happens, is that as men stroke their penis shaft and/or their penis head, the majority of them either hit the base of their penis with their hand or they bend their penis, or they jerk on their penis as they stroke, all of which indirectly stimulate the prostrate. This leads to an orgasm that is based primarily on prostrate stimulation.


Early in a man’s sexual life, he will typically learn a given set of techniques that will bring him to orgasm. From then on, for the most part, he will use the same approach for the rest of his life.


For most men, masturbating in a way that stimulates the prostrate is initially more pleasurable and generally leads to orgasm more quickly – which explains why the majority of men initially learn to reach orgasm based on prostrate-based stimulation – as young men trying to figure it all out, they are trying to reach orgasm before someone catches them or starts wondering what’s going on.


And, because most men will tend to use the same technique they learned early on, few will ever experiment with other options.


To prove the sensitivity of prostrate stimulation, try “pounding” your woman during your next intercourse session (where your pelvic area – the area surrounding the base of your penis – is solidly hitting her body – but don’t hurt her – “doggy” style is a good position for this test) and see how quickly you start to feel those orgasmic feelings climbing. Then, continue stroking her but do not allow your pelvic area to hit her and notice that the orgasmic feelings either stop climbing or they may even subside slightly.


Now, the reason all of this is important is because there is a significant side-effect with a prostrate-induced orgasm. When orgasm is achieved through prostrate-based stimulation, the prostrate is so sensitive from the stimulation that the contractions that occur in order to expel semen (called the expulsion stage) are severely hampered.


As a point of comparison, it’s like tickling a ticklish person until they inadvertently urinate. They lose the control they normally have over their body functions because of the over-stimulation they feel from the tickling.


In the same way as the tickling analogy, when orgasm is reached by prostrate-based stimulation, your body is hampered in its ability to ejaculate because of the extent of stimulation.


If you would like to see this hampering effect in full force, have your woman masturbate your penis and simultaneously finger your rectum. As she fingers your rectum, she should focus her anal rubbing motions on the area that is between her finger(s) and your penis (which is where the prostrate is located).


While an orgasm in this fashion is very pleasurable, you will find that when you orgasm, you will have virtually no control over your ejaculation and your sperm will ooze and dribble out of you with even less force than you are used to.
